Terms and Conditions

These Terms and Conditions constitute a legally binding agreement between you, whether acting personally or on behalf of a legal entity (“you”), and Travel Networks Single Member Private Company, operating under the trade name kallikratiavillas.com (“kallikratiavillas.com”, “we”, “us”, “our website”), regarding your access to and use of the website https://www.kallikratiavillas.com, as well as any other related media form, channel, mobile website or mobile application, collectively referred to as the “Site”.

By accessing the Site, you confirm that you have read, understood and agree to be bound by these Terms and Conditions. If you do not agree with all of these terms, you are not permitted to use the Site and must immediately discontinue its use.

Additional terms, rules or documents that may be published on the Site from time to time shall be considered an integral part of these Terms and Conditions by reference. We reserve the right, at our sole discretion, to make changes or additions to these Terms and Conditions at any time and for any reason. We will notify you of any changes by updating the “Last Updated” date. It is your responsibility to periodically review the Terms and Conditions in order to stay informed of any changes. Your continued use of the Site after such changes are published means that you accept them.

The information provided on the Site is not intended for distribution to or use by any person or organisation in any jurisdiction where such distribution or use would be contrary to law or regulation, or would subject us to any registration requirement within such jurisdiction. Persons who access the Site from other locations do so on their own initiative and are solely responsible for compliance with applicable local laws.

The Site is intended for users who are at least 18 years old. Persons under the age of 18 are not permitted to use or register on the Site.

Definitions

Unless the context otherwise requires, the following definitions shall have the meanings set out below in this agreement:

“kallikratiavillas.com”, “Our office”, “We”, “Our website”, “The Platform” means the website, tools, applications and all other channels through which the services of Travel Networks Single Member Private Company are provided.

“Customer Service” means the customer support department of kallikratiavillas.com, which may be contacted at [email protected] or at any other address stated in these Terms and Conditions.

“Force Majeure Event” means any of the following events affecting multiple guests and multiple accommodation properties: natural disasters, fire, war, hostilities, national or local emergency, pandemic, invasion, order or request by a governmental authority, government intervention, civil war, terrorism, explosion, riots, strikes, civil unrest, restriction of transport services, airport closures or any other extraordinary and catastrophic event that makes it impossible, illegal or prevents guests from travelling to or staying at the accommodation.

“Guest”, “Tenant”, “Customer”, “Booker” means a person who books or uses accommodation.

“Service” means the online booking system of kallikratiavillas.com, through which accommodation properties may be offered for booking and guests may make reservations.

“Accommodation Providers”, “Owners”, “Hoteliers” means all owners, managers or companies that legally represent and operate the specific property.

Intellectual Property Rights

Unless otherwise stated, the Site is our property and all source code, databases, functionalities, software, design, audio, video, text, photographs and graphics on the Site (“Content”), as well as the trademarks, logos and marks (“Marks”), are owned by us or licensed to us and are protected by applicable copyright, trademark and other intellectual property laws.

The Content and Marks are provided “as is” solely for personal information and personal, non-commercial use. Unless expressly provided otherwise in these Terms and Conditions, no part of the Site, Content or Marks may be copied, reproduced, published, uploaded, transferred, sold, licensed or used for commercial purposes without our prior written consent.

Provided that you are entitled to use the Site, you are granted a limited licence to access and use the Site, as well as to download or print portions of the Content solely for personal and non-commercial use. All rights not expressly granted are reserved by us.

User Representations

By using the Site, you represent and warrant that:

1. you have the necessary legal capacity and agree to comply with these Terms and Conditions;
2. you are not a minor in the jurisdiction in which you reside;
3. you will not access the Site through automated means, including bots, scripts or similar tools;
4. you will not use the Site for illegal or unauthorised purposes;
5. your use of the Site will not violate any applicable law or regulation.

If you provide false, inaccurate, outdated or incomplete information, we have the right to suspend or terminate your account and refuse any current or future use of the Site.

General Obligations

All properties advertised through us are owned by the respective owners and not by us. We are an agency specialising in short-term and holiday rentals.

Under Greek law, when a tenant books a property, it is recommended that they sign a rental agreement directly with the property owner. This is the safest and most reliable method.

All accommodation providers publish their properties by submitting and signing a new listing application or through approved external systems / channel managers.

Obligations of Accommodation Providers

Owners may contact us in order for their property to be included on the platform. All information provided must be accurate and complete, and the owner must accept our terms and obligations.

In principle, the owner is obliged to honour the confirmed reservation between the owner and the guest.

The owner is responsible for their tax obligations.

The owner is responsible for ensuring that there is no interruption to the services related to the property.

The owner is obliged to maintain the property and the swimming pool, if any, in good condition, including regular cleaning and maintenance.

The owner is not allowed to cancel reservations except in the case of force majeure, as defined in this document. In all other cases, the owner is obliged to provide alternative accommodation of the same standard.

For each individual reservation, the owner owes a commission to our office.

Products and Services

All information about accommodation properties is provided by the owners.

The information provided for inclusion on the Site includes descriptions, photographs, amenities, services, availability, prices, taxes, fees, cancellation policies, no-show policies and other restrictions (“Accommodation Information”) and must comply with the formats and standards of kallikratiavillas.com.

kallikratiavillas.com reserves the right to edit or exclude information that is inaccurate, incomplete or in breach of these terms.

The owner guarantees that the Accommodation Information is accurate, up to date and not misleading to users. The owner is responsible for keeping it current, including in the event of renovation works, construction or other material circumstances that may affect the stay.

Unless otherwise agreed, all changes to descriptions, prices, availability and rooms are made through us or through a connected external management system.

All accommodation properties must have the necessary licence where such licence is required by applicable law.

Nightly Rates

The prices displayed to guests should include VAT, local taxes, fees and all other applicable charges, unless expressly stated otherwise in the policy of the specific property.

Except for the reservation amount and expressly stated additional charges, the owner is not allowed to charge additional administrative or transaction fees for the payment method used.

In the event of a change to nightly rates, our office must be notified by email. Changes are reflected within one business day and apply only to new enquiries. If the property is connected to a channel manager, prices may be synchronised automatically.

All prices provided to us should be equal to the prices in other channels, except for special offers and promotions.
